Company Overview:  We serve a unique population of over 50 individuals throughout several properties in downtown Grand Rapids, Michigan. GRACC is a non-profit committed to providing affordable housing to co-op members. All members are co-owners of the company, and our Board of directors consists 100% of current residents. Members participate in the management and maintenance of our properties, resulting in lower housing costs, and a strong sense of community with their fellow members.


Status: Part-time; non-exempt; Expected hours of work: average 20 a week, maximum 80 a month; Occasional evening and weekend hours.


Compensation & Benefits: $18.00 per hour; Flexible schedule.


Reports to: The Board of Directors; Board President.


Supervises: Any hired contract labor and member office labor.


Advises: Board of Directors, House Leadership.


Position Overview:  The General Manager serves with a board of directors composed of co-op members to set agendas and help to execute board decisions. As a part of the cooperative movement, you will be both a student and teacher when it comes to institutional knowledge, helping to keep the changing members of the board aligned throughout the lifespan of the co-op. 


Key Responsibilities

  • Financial Oversight: Rent collection, bill payment, delinquent accounts, etc. 10%

  • Operations Oversight: Signing leases, administrative paperwork. 10%

  • Meeting Participation: Attending all Board and relevant committee meetings. 25%

  • Maintenance Oversight: Ensuring repairs/improvements are scheduled. 10%

  • Membership Communication: Answering questions, fielding complaints. 15%

  • Systems Oversight: Strategic planning, improving business processes. 15%

  • Labor Oversight: Supervising all temporary and contract labor.   5%

  • Development Oversight: Working with other co-ops, community partnerships 10%


Additional Responsibilities

  • Efficiently delegating tasks to Board and committee members. 

  • Ensuring all activities comply with fair housing regulations.

  • Understanding the roles of all board members and house leaders.

  • Regularly reviewing GRACC policies and procedures for any compliance issues or inefficiency.

  • Additional responsibilities as delegated by the board.

  • A minimum of 50% of hours worked must be on GRACC premises.


Knowledge and Skills

  • At least one year professional experience as a property manager, tenant advocate, or community organizer, or a degree in a related field.

  • Thorough knowledge of Fair Housing regulations.

  • Ability to assess office needs and delegate tasks.

  • Highly effective written and verbal communication skills.

  • Experience working with cooperative businesses highly preferred.

  • Conflict resolution training preferred.

  • Basic accounting knowledge preferred.

  • Crisis intervention or change management experience preferred.

  • Organizational development experience preferred.

  • Delegation and Staff and/or Volunteer Management.


Working Environment: The employee is expected to occasionally work in member homes and event areas, as well as to regularly attend meetings online. Interruptions by phone and in-person visits are typical throughout the workday.

Physical Demands: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The physical environment requires the employee to work primarily inside and occasionally outdoors. Regular use of stairs to reach work & meeting areas is required. This position is required to use a computer or tablet regularly, and working from home may be required for online meetings.
